This property was originally acquired as an investment home in fully original condition, with no renovations or major upgrades completed since the 1950s. The structure, finishes, mechanical systems, and layout reflected mid-century construction standards and had reached functional obsolescence.
Shortly after acquisition, a Category 5 hurricane severely impacted the property. The storm caused catastrophic roof failure, exposing the interior to prolonged water intrusion. As a result, the home experienced widespread saturation, structural compromise, insulation collapse, and extensive mold contamination throughout multiple areas of the residence.
The project transitioned from a standard value-add renovation to a full structural rehabilitation and environmental remediation initiative.
The primary objective of this interior upgrade was to increase rental market appeal while maintaining cost efficiency and turnaround speed. To achieve this, we selected a clean white paint palette and preserved the existing open floor plan.
White paint was chosen to maximize natural light, create visual continuity between rooms, and provide a neutral backdrop that appeals to a broad tenant demographic. This approach enhances perceived space, promotes brightness, and allows future occupants to easily personalize the home with their own furnishings and décor.
Maintaining the open floor plan was equally intentional. Open layouts improve functionality, flow, and flexibility—key features for today’s renters. By avoiding unnecessary structural changes, we preserved the home’s spatial efficiency while creating a modern, airy environment.
The result is a refreshed, versatile, and market-ready rental property designed to attract qualified tenants quickly.
